Before anyone pours a foundation, a custom home starts with a handful of decisions that shape everything after. Get these first steps right and the rest of the build goes smoother. Get them wrong and you feel it in the budget and the timeline. Here is how I walk homeowners through the beginning.

Step 1: Figure Out Your Budget and How You're Paying for It

Nothing else can start until we know what you're working with. Not a wish list, an actual number you're comfortable spending, plus a little room for the surprises that show up on every job.

If you're financing, a construction loan works differently than a regular mortgage. The lender pays out in stages as the work gets done, and they'll want to see plans and a builder before they commit. Talking to a lender early keeps you from falling in love with a design you can't fund.

I'd rather have the honest money conversation on day one than trim things off a house you already pictured living in. When you know the number, we design to it instead of designing past it.

Step 2: Lock Down the Land

The lot drives more of the house than most people expect. A flat piece in a subdivision off Tiny Town Road builds differently than a sloped, wooded lot out toward Adams or Cumberland Furnace.

Here's what I look at when we walk a property together:

  • How the ground slopes and where water wants to go
  • Whether it's on city utilities or you'll need a well and septic
  • Soil and how the foundation will need to sit on it
  • Trees you want to keep and ones that have to come out
  • Where the driveway ties into the road

Clarksville gets heavy summer storms and the ground around here holds water in low spots. Drainage isn't an afterthought. If a lot fights you on water, we deal with it in the plan, not after your basement floods.

Around here a covered porch earns its keep. Our summers are hot and humid and a good porch gives you shade and somewhere to sit when the evening storms roll through. A lot of my clients tie a porch or sunroom into the plan from the start rather than bolting it on later.

We work through room sizes, ceiling heights, window placement, and how the light moves through the house during the day. Small changes on paper are cheap. The same changes after framing are not.

Step 4: Nail Down Materials and Selections Early

The stuff you pick, flooring, cabinets, countertops, roofing, windows, siding, all of it swings the price and the schedule. The sooner we make those calls, the tighter I can quote the job and the fewer holdups we hit mid-build.

Some finishes take a while to arrive. If your heart is set on a specific cabinet line or a certain tile, we want that ordered before we're standing there waiting on it while everything else sits.

Step 5: Handle Permits and the Paperwork

Before dirt moves, the plans have to be approved and the right paperwork has to be in place. This depends on whether you're inside Clarksville city limits or out in Montgomery County, and it depends on your specific lot and utilities.

I handle this part so you're not chasing forms and inspections. The requirements vary enough job to job that I won't pretend there's a one-size answer. Once I've seen your plans and your lot, I can tell you exactly what your build needs.

Those five steps are the front end. After that comes site prep, foundation, framing, mechanicals, insulation, drywall, finishes, and the final walkthrough where we fix every little thing on your punch list.
